Challenge
M Station is a magnificent new office and retail development which is being built by SJP Properties to replace a former strip mall in Morristown, NJ. The 2-building, 373,000 sq. ft. complex will help revitalize the area and boost downtown businesses. M Station faced several challenges as it approached the starting line. Several groups in town were concerned about the effects the project would have on traffic, existing business, local residents, and the environment. Splendor was contracted to create a brand for M Station to tell the story and shed light on the positive impact the project will have on the business and neighborhood communities.
Solution
Our efforts facilitated a lease deal with a large anchor tenant, which helped ensure the forward movement and success of the project. COMMERCIAL REAL ESTATE BRANDING CRE property marketing that inspires HR directors and leads to lease deals. Splendor created a powerful brand for M Station which resulted in brand awareness and affinity. Our efforts included creating a logo and visual identity and conducting an in-depth brand strategy, positioning, and messaging exercise which uncovered M Station’s greatest strengths and differentiators, making a huge impact on our desired audiences. WEB DESIGN FOR CRE PROPERTY Online marketing powerhouse – a comprehensive, compelling and media-rich website M Station’s website was designed and built with the goal of increasing online traffic and inquiries. This custom website design included high-end functionality and an intuitive interface. Paired with our email marketing campaigns and slide deck presentations, this has led to negotiations and leases totaling over 100,000 sq. feet. CRE DIGITAL MARKETING CAMPAIGN An effective marketing campaign Instead of a commonplace, tactical marketing approach focused strictly on the building itself and its amenities, we highlighted Morristown as the amenity, and everything the town has to offer. PRINT COLLATERAL FOR CRE FIRM High-impact property marketing collateral To highlight all that M Station and Morristown has to offer, our team designed a print brochure and e-brochure, along with Amenity, Neighborhood and Transit maps to boost engagement and interest in meetings with potential tenants. These items were also made accessible online through the website and printed to handout. This effort helped inform and engage the town and surrounding areas. CRE VIDEO PRODUCTION Telling story through video We shot and produced an overview video for M Station that kicked our marketing efforts into high-gear. Pairing important data and information with photos and dazzling graphics and animations told M Station’s story in an unforgettable manner.

Email marketing campaigns brought this vision to life and captured an impressive 29% open rate and 15% click-through rate, leading to more meetings and negotiations.
